Thinkign about the flat rate or percentage site fees, it occurred to me that theres far more reason for the flat rate - to apply to the sales commission Haven charge to private sellers.....

Why is it fair for them to take vastly different amounts from owners, for doing the same amount of work? Well, actually none.

Mr and Mrs A sell for £10k and Haven take £1500 for themselves.

Mr and Mrs B sell for £30k and Haven take £4500 for themselves......

I mean, you cant do twice the amount of nothing can you?

Could not agree more!

The problem is they know a percentage fee, regardless of how large it is, looks better than saying "We're charging you £2,000.00 for over seeing the sale" as they know that would look obscene at first glance. It's a mind game

The commission is there, along with the extra ground rent fee imposed to penalise new owners for not buying through Haven. We bought private, but got a good van, cheap enough to warrant the extra £540.00 a year we pay on ground rent because we did not buy though Haven.

Comparably, they've had approx. £4,500.00 extra in commission and ground rent since we moved onto park in 2012, which incidentally is a years worth of full price ground rent for that plot.

Fully agree, however for the amount of time and effort required to transfer ownership a flat fee of say £500 would probably be more acceptable. Hardest part is sending somebody to read the meter(s), otherwise its a few strokes :admin: on a computer keyboard. :walk:

This is another issue that is raised regularly and is very unlikely to be resolved to everybody's satisfaction, because what is considered fair by one owner is not by another as in the case of site increases.

Other 'unfair' differences comments I have received in my inboxes recently have been about:
Water Rates, Fuel Charges, Insurance rates for different sized vans, why owners who can only visit their vans at weekends have to pay the same level of fees/water/fuel/etc as those owners who virtually 'live' on park and are therefore being 'subsidised by those who don't, and the list goes on.

Owners also are also saying they want equality with other owners in areas such as site fee increases, but than are also saying they want to be rewarded for their loyalty to BL. I have no idea what would be a 'fair' solution and I'm going to start a new thread to ask our members what they think about rewarding loyalty. - http://www.havenownersforum.co.uk/viewt ... 709#p83793
